REGA Explains Required Documents to Object to Rental Value of Vacant Properties
The Real Estate General Authority (REGA) has explained the documents needed to file an objection to the total rental value set for vacant properties. REGA will review and make a decision on any objection within 10 working days after the application is fully submitted.
According to the new regulations for reviewing objections to the total rental value of vacant properties:
➤ If the objection is related to the last lease agreement signed before January 1, 2024, the applicant must include a report from a certified real estate appraiser showing the fair total rent value as of the date these regulations were issued. ➤ If the objection is based on the property undergoing major construction or structural renovations, the applicant must provide:
1. A construction renovation permit.
2. A report from a certified engineering office describing the completed renovation work.
3. A report from a certified real estate appraiser showing the new fair total rent value after the renovations.
The regulations are available on the Istilaa platform for public feedback before final approval. All objection requests must be submitted through the Ejar network. REGA will review and decide on the request within 10 working days after receiving all required documents.
Applicants must provide all necessary documents within 10 working days after being notified. If the applicant fails to complete the submission within this period, the objection request will be closed. The applicant will be notified of REGA’s decision—either acceptance or rejection—through the Ejar network immediately after it is issued.
