REGA Grants 10-Day Grace Period to Correct Illegal Rent Increases in Saudi Arabia
The Real Estate General Authority (REGA) has announced a 10-day grace period for landlords to fix rent increases that were made in violation of rental regulations. This step is part of approved procedures aimed at correcting violations and ensuring compliance with the rules governing the relationship between landlords and tenants.
What Happens If the Violation Cannot Be Corrected?
REGA explained that in some cases, correcting the violation may not be possible. This can happen if a landlord rents the property to a new tenant in excellent faith, even though the action violates regulations, and the previous tenant still wants to renew the lease for the same property. In such situations, the landlord and tenant will be advised to take the dispute to the competent court. The issue will then be resolved through official legal procedures.
Types of Rent Violations Covered
The authority said that the violations subject to correction include:
➤ Increasing the total rent of a property within a city or governorate.
➤ Charging rent that exceeds the amount stated in a previous lease agreement.
In these cases, the rent must be corrected to match the regulations within the time set by the relevant committee.
Legal Action if Violations Are Not Fixed
REGA emphasized that the regulations require legal action if the landlord fails to correct the violation within the allowed period.
